CAMERON CONNECTION, ST ANDREWS

This mixed-use diversification comprises brownfield housing, a new visitor destination incorporating a farm shop and restaurant, post office, exhibition space, food processing, rural crafts production and retail outlets, a range of rural leisure activities and events facilities, and an eco-holiday village of 20 linked lodges.

Ecological design with timber construction, predominantly natural, locally sourced materials, super-insulated fabric. On-site bio-mass and CHP supplies a community district heating system. Rainwater collection and re-use, on-site foulwater treatment and SUDS promote self-sufficiency. Green roofs help minimise environmental impact, reduce embodied energy, carbon emissions and toxicity.

Restoration of the degraded farm landscape, with new woodland, tree and hedge planting, wetlands, will create new open space and enhanced public access integral to the development.

The visitor destination building is designed for facilitate adaptation. Construction allows future deconstruction and re-use of materials. The residential element has received a better than excellent EcoHomes 2006 Pre-Assessment rating.
